Choose the school campus first, then compare homes around it. Start with Pondok Indah or Cilandak for the southern JIS campuses, Kebayoran Baru for JIS Pattimura, Cipete for French School Jakarta, Pejaten and Pasar Minggu for AIS or ACG, and Bintaro for British School Jakarta. Test each address at actual school-run times before committing.
For expatriate and Indonesian families, the right home needs to work beyond the morning drop-off. Compare the house or apartment, total costs, the workplace journey and the rest of your family’s week. This guide covers selected campuses in Jakarta and nearby South Tangerang to help you narrow a rental or purchase search.
Start with the school campus and your housing brief
Before opening a property shortlist, confirm your child’s year group, campus, expected start date and admissions status. Alongside those details, set a housing budget, bedroom requirement, preferred move-in date and acceptable school-run length. If the school place is conditional, keep more than one housing option open.
For a search such as “house for rent near JIS Jakarta”, first identify the relevant campus. The official Jakarta Intercultural School campus guide distinguishes Pondok Indah Elementary, Pattimura Elementary in Kebayoran Baru, and Cilandak for Middle and High School. Use the campus name in your property brief so agents assess homes against the correct destination.
Ask which entrance your child will use. An office map pin may point to a different gate from the morning drop-off. If siblings use different campuses or collection points, include both before narrowing the search.
Families still comparing schools can use school search support from Relo Service Indonesia alongside their property search. Curriculum, language support and learning needs should guide the school decision. Keep a separate home shortlist for each serious school option until that decision is clearer.
Where to look for homes near international schools in Jakarta
A confirmed campus gives you a practical starting point for requesting homes. The areas below are suggested search locations based on the schools’ published addresses; each property still needs its own route check. This is a selection of campuses, not a ranking or a complete school directory.
| School or campus | Starting areas to compare | What to establish for each home |
|---|---|---|
| JIS Pondok Indah Elementary | Pondok Indah and the Terogong side of Cilandak | Your child’s entrance and the approach from the property. |
| JIS Middle and High School, Cilandak | Terogong, Cilandak and Pondok Indah | The route to Jalan Terogong Raya and any sibling drop-off. |
| JIS Pattimura Elementary | Kebayoran Baru, including selected Senopati and Dharmawangsa streets | The route to Pattimura, rather than another JIS campus. |
| French School Jakarta, Cipete | Cipete first, then selected Cilandak or Kemang addresses | Access to Jalan Cipete Dalam No. 32 and collection arrangements. |
| Australian Independent School (AIS) Jakarta, Pejaten | Pejaten first, then selected Kemang or Ampera addresses | The approach to Jalan Pejaten Barat No. 68. |
| ACG School Jakarta, Pasar Minggu | Pejaten, Ragunan and selected Jati Padang or Cilandak Timur addresses | The exact campus entrance and morning approach. |
| Mentari Intercultural School Jakarta, Cipete Utara | Cipete and Kebayoran Baru | Access to Jalan H. Jian for the relevant school division. |
| British School Jakarta, Bintaro | Bintaro first, expanding after checking the route | The journey to Pondok Aren and any confirmed bus itinerary. |
| Mentari Intercultural School Bintaro | Bintaro, with routes checked before expanding | The correct Jalan Perigi Baru address for elementary or high school. |
| Sinarmas World Academy, BSD City | BSD City first; consider other areas only after route checks | The approach to CBD Lot XV and the parent’s workplace journey. |
| Regality Academy, The Kuningan Place | Kuningan and Setiabudi | Building access, lifts, school entrance and the full drop-off process. |
Cipete and Pejaten need different route checks
French School Jakarta, formerly Lycée Français Louis-Charles Damais, is on Jalan Cipete Dalam No. 32. AIS Jakarta is on Jalan Pejaten Barat No. 68. Even when the same neighbourhood names appear in property searches, those destinations create different daily journeys. Compare the actual routes from each home.
For Mentari, specify the school division as well as the campus. Its Jakarta elementary and high school contacts list Jalan H. Jian No. 6, while Mentari Preschool lists Jalan Lamandau IV. In Bintaro, elementary is listed at Jalan Perigi Baru No. 6 and high school at No. 7A. A general “near Mentari” description is not precise enough for a family brief.
Bintaro and BSD belong in a separate location comparison
British School Jakarta is in Bintaro Jaya Sektor 9, on Jalan Raya Jombang, Pondok Aren, South Tangerang. Sinarmas World Academy lists CBD Lot XV on Jalan TM Pahlawan Seribu in BSD City. Both are outside Jakarta’s provincial boundary. Compare homes around the school first, then assess the parent’s workplace commute before widening the search.
Check the full school pathway before choosing a nearby home
Regality Academy lists Lumina Tower, ninth floor, at The Kuningan Place. Its published programmes currently run from Pre-K through Grade 10 / Year 11. Families with older students should ask about the pathway beyond that stage before planning a long-term home around the campus. For any apartment nearby, include the school’s building access and lift journey in the route check.
For wider neighbourhood context, read our guide to living in Pondok Indah. Families comparing Kebayoran Baru addresses for JIS Pattimura can also use the guide to living in Senopati and SCBD to assess everyday amenities and the workplace journey.
Compare houses, compounds and apartments
Keep the property type open until you have checked suitable options around the campus. A standalone house, a home within a compound and an apartment can each work for a family, but the practical questions differ.
Standalone houses
Check usable outdoor space, storage, vehicle access and the division of maintenance responsibilities with the owner. A garden matters most when the children can use it comfortably and the household can manage its upkeep. Include any repairs or changes needed before move-in in the comparison.
Compound homes
Ask which spaces and services are shared, how access works for drivers and visitors, and whether rules affect children’s activities or pets. Confirm the arrangements for the specific home; compounds do not all provide the same facilities or management services.
Apartments
Compare the usable layout with your family’s routines. Inspect lifts, the pick-up point, storage and facilities you would actually use. Ask for current building rules and charges. A pool or playroom in an advertisement may have access conditions that matter to your household.
Compare all three options against the same priorities: workable school access, enough usable space, an affordable total cost and a manageable routine. Let the preferred property type follow from the homes that meet those priorities.
Check what near school means for each property
Ask for the exact property address and school entrance, then arrange a route check on a normal school day at your expected departure time. A weekend viewing can show the home, but it will not reproduce the school-day journey.
Measure the complete door-to-school journey. For an apartment, include the lift, lobby and vehicle collection. For a house or compound, include leaving the driveway or shared gate. At school, include the approach and queue before your child can be handed over.
Record the date, departure and arrival times, weather and entrance used. Repeat the check at collection time and, where relevant, after activities. Look at how one-way streets, turn restrictions or a required U-turn affect the route. A recorded trial is more useful than an unexplained “ten minutes away”, although it describes those conditions rather than guaranteeing every journey.
If walking is part of the plan, walk the whole route with your child’s age and needs in mind. Inspect crossings, continuous pavement, vehicle entrances, lighting and shelter. A short distance on a map does not establish that the walk will suit your family.
Confirm school transport for the shortlisted address
A confirmed school bus arrangement may widen your housing options. Before adding a farther property, ask the transport office about the pick-up point, departure time, time on board and seat availability for that exact address.
The published JIS transport information describes its partnership with Blue Bird across 43 service areas in Jakarta. Families need to confirm that their address is covered. Late buses after activities have a separate registration process, so the ordinary morning arrangement should not be assumed to cover every activity day.
British School Jakarta’s parent information states that a child who becomes sick during school hours cannot travel home on the school bus. Plan who can collect your child outside the normal timetable, even if the daily bus arrangement works well.
Ask about supervision, the authorised adult receiving the child, missed-bus arrangements and changes after a house move. For younger children, compare the whole day, including wake-up time and the wait before lessons begin. A home farther away may work with a suitable route, while a closer home may have an inconvenient collection point.
Choose a location that works for the whole family
Test each home against a normal family week: school starts, collection times, office days and activities. Identify who handles each journey and which vehicle they use. This helps expose conflicts such as two drop-offs requiring the same car at the same time.
For siblings on different campuses, check the journey between both gates as well as each home-to-school trip. JIS confirms that Pondok Indah Elementary and the Cilandak Middle and High School campus are connected by a walking bridge. Ask the school how access and handover work for your children; the connection alone does not establish a shared drop-off arrangement. Pattimura Elementary is a separate journey.
Include occasional trips such as parent meetings, early finishes and unexpected collection. Decide on a backup if the usual driver or collecting adult is unavailable. If a parent works hybrid hours, weigh the workplace commute against the actual days they travel rather than treating every journey as equally frequent.
Inspect the home beyond its school location
Once a property passes the route check, assess bedroom sizes and separation, storage, homework space and the rooms used during different bedtimes. Check the proposed child’s bedroom for noise at a relevant time and look at where bags, shoes and school supplies will go.
For an apartment, inspect the route between the unit, lift, lobby and pick-up point. For a house, review vehicle access, outdoor space and maintenance. Where there is a pool or balcony, inspect access controls and discuss any changes your family would need before moving in.
Ask about past water entry and access disruption at the property and on its approach roads. Request records where available and inspect the home in person. A neighbourhood’s general reputation cannot establish the condition of an individual building or street.
Ask the agent to record each home’s main compromise alongside its strengths. Extra space or a preferred layout may justify keeping a property on the shortlist, but unresolved condition or access issues still need an answer.
Budget for the home and the school journey together
For a rental, request the rent, payment schedule, deposit, service charges, parking, utilities, maintenance responsibilities and furnishing requirements. Add transport costs associated with that address, including a school bus, driver, fuel or tolls. Separate monthly running costs from the cash needed before move-in.
For a purchase, compare the acquisition budget, any immediate repairs or renovation, ongoing property expenses and the school journey. Ask the relevant advisers to confirm transaction costs and purchase requirements for your circumstances before making a commitment. Consider whether the home will still work as your child progresses to a different school division or campus.
Treat the child’s travel time as its own decision factor. A property that fits the budget but repeatedly exceeds your agreed school-run limit may need to come off the shortlist. Before paying a reservation amount or signing, obtain written terms covering what happens if the school place, arrival date or handover date changes.
Compare a focused shortlist before committing
Give each candidate the same comparison record so that a strong viewing impression does not conceal missing information. Record:
- The exact school campus and entrance, with the latest admissions status.
- Morning and collection route checks, including their dates and conditions.
- The confirmed transport arrangement and a backup for unexpected collection.
- Total costs, payment timing and readiness for move-in.
- The main compromise your family would accept and any unresolved questions.
For an overseas search, request a continuous video showing the property entrance, access and rooms in sequence. Ask the agent to identify the property clearly and keep untested routes or unconfirmed bus arrangements visible in the comparison.
If the school decision or housing availability remains unresolved, compare temporary accommodation with a longer commitment. Include its extra cost, storage if needed, and the practical burden of a second move. The aim is a workable arrival plan while the remaining questions are resolved.

Frequently asked questions
Which areas should we consider for homes near JIS?
For Pondok Indah Elementary and the Cilandak Middle and High School campus, start with Pondok Indah, Terogong and Cilandak. For Pattimura Elementary, start with Kebayoran Baru, including suitable Senopati and Dharmawangsa addresses. Compare the route from each home to your child’s actual gate.
Are the JIS Pondok Indah and Cilandak campuses connected?
Yes. JIS states that the two campuses are connected by a walking bridge. Confirm how this affects access and handover for your children’s grades. Pattimura Elementary in Kebayoran Baru is separate.
Where is British School Jakarta?
British School Jakarta is in Bintaro Jaya Sektor 9, on Jalan Raya Jombang, Pondok Aren, South Tangerang, outside Jakarta’s provincial boundary. Begin the housing comparison in Bintaro, then test any farther address against the school run and workplace commute.
Does a school bus make a farther home workable?
It can, provided the school confirms the pick-up point, timings and seat availability for the address. Check after-school arrangements separately and keep a backup for an unexpected collection. The total time away from home matters as well as the distance.
How should we judge whether a home is close enough to school?
Test the full door-to-gate journey on a normal school day at the times you will actually travel. Include lifts, security gates, vehicle collection and school queues. Compare the recorded morning and afternoon journeys with a limit your family has agreed on.
Can Noble Properties Asia shortlist homes near a specific campus?
Yes. Share the school, campus, rental or purchase budget, bedroom needs and move-in date. The team can use those requirements to prepare a relevant shortlist, with current property availability and any outstanding route checks confirmed during the search.
